Hello, Walter Sanford here. Thank you so much for viewing our videos. There have been a lot of questions about how someone could write so much about real estate operations. I’ve tried to go into depth about profitable activities in each important phase of real estate.
I’m ready to discuss the most important phase that will allow you to become independently wealthy and possibly create intergenerational wealth. I started in real estate because I love it, and if you have the same feeling, real estate might be one of the world’s greatest investment vehicles. If you’re spending day after day in real estate, there’s probably nobody better than you to start buying some.
Obviously, the other products and systems I offer will give you enough cash flow to afford down payments, but do you know how to buy real estate?
Currently, there are a lot of flippers, and I know all the flippers. I’ve known them for the last 40 years, and they make money in markets that go straight up. They lose money in markets that go sideways and get wiped out in markets that go down. That’s not a long-term investment plan.
My investment plan is simple. Buy close to your area of operation. Buy properties that don’t have much deferred maintenance or huge economic obsolescence. Buy them without needing too much fix-up, and rent them with long-term leases. Please reduce your turnover to good people who will care for your property and possibly even improve it.
Cut your expenses and produce a positive monthly cash flow from the beginning. There’s so much real estate out there, even in expensive areas, where you can at least break even after taxes but hopefully make money as net cash flow.
While you’re working in real estate and making a lot of commissions, apply your positive cash flow to your underlying loan. Get these properties paid off in seven, nine, 12, 15 years. Take advantage of today’s low interest rate on fixed loans. Eliminate the pain and all the chances you’ve taken in real estate in the past. I’ve done that.
I’m talking today because I’m retiring from the road. I’m not going to be selling these products any longer. That’s why I’m offering them to you as my gift to the industry. I own 60 free and clear pieces of property. It’s over $60,000 gross a month.
Now that I’m not on the road anymore, I will start buying more with the cash flow I’ve generated. I will create intergenerational wealth for my family and my church and causes.
