One of my most popular products is Time-Saving Checklists for Profitable Systems, our checklist book. Everyone needs systems, and systems need checklists. Checklists allow you to hold your assistants and yourself accountable. Checklists are amazing because when you go to your accountant at the end of the year and he says you spent too much money, you can go back and eliminate things from your checklist.
When you hear a great idea at a seminar, you can add things to your checklist. I'm retiring and managing the real estate empire I built utilizing this checklist book's ideas. I want to improve your operations through checklists.
This is our Time-Saving Checklists for Profitable Systems book, a little over 400 pages. Everything in the book comes on a Word format CD, so it's easy to implement all the checklists. Let me do something I don't normally do—talk to you about some things in the table of contents. I'm just going to give you the broad scope here.
We have assistant management checklists, which are all the checklists I use to manage my team and assistants. It's essential to have checklists because, when you're a rainmaker or a top-producing real estate agent, you get away from the day-to-day and forget about the things that made you profitable.
Your assistants, knowing that you aren't noticing, stop doing some things that made you profitable. Having a checklist is something you can hold them accountable for. If they're going to get a piece of the closing, let's make sure everything on the checklist has been checked off.
We have hundreds of pages of assistant checklists. The most important aspect of my business was my lead generation, lead management, and follow-up checklists. We are very good at attracting the most likely demographics to buy and sell property.
We kept track of people, gave them consistent value, and followed up consistently. These are all the checklists that we use to do that. Stop letting people fall through the cracks.
Next is our transaction coordination. I know hiring a transaction coordinator is fashionable, and all the people I coach have them, but do you have a transaction coordinator who pays for themselves through internal lead generation?
These are all the checklists that my transaction coordinator used to generate leads while closing a transaction. They were handling the “just sold” and “just listed” cards and calling behind them.
They were sending out notices of new listings to all the old expired listings around that listing, letting them know that, because of the marketing system that's about to be implemented, there are going to be additional buyers in the neighborhood, and if they are thinking about selling now would be the time to contact them.
I turned my transaction coordinators into people who can generate leads. It was harder to be my transaction coordinator, but I also paid better, so they got paid for their efforts.
We have checklists for customer service, marketing, my website to ensure we kept it current, and social media—everything we did that held people accountable. This includes me, which means I knew every day what I had to do.
Get a system. Hold yourself, your team, and your office accountable. These are the checklists that made me rich in this business. Once again, we're selling these items at production cost ($90 plus shipping). It's my gift back to the industry. Thank you very much.
